There are two ways of renting an office in Madrid, and the price is not calculated in the same way.

A traditional office is rented by the square metre: the market ranges from roughly €5.50 to €45 per m² per month depending on the area, and on top of that rent you have to add service charges, property tax (IBI), utilities, cleaning, maintenance, furniture and fit-out works, as well as a lease of several years with a deposit and a bank guarantee.

A flexible office is rented as a self-contained private office, with a single monthly fee that already covers all of the above. Can I personalise the office with my company’s branding?

Yes. The office is for the exclusive use of your company and you can give it your own identity: signage with your logo on the door or the glass partition, your name on the centre’s directory, and whatever internal layout your team needs.

If you would rather work with your own furniture, at Cink Coworking we remove ours at no handling or storage cost, and if you later want to go back to the centre’s equipment, we handle that free of charge too.

You can also register your company’s registered office and tax address at the centre where you have your office, with receipt of post and official notifications.

What is included in an office at Cink Coworking?

The private office and a single monthly fee covering utilities (internet, water and electricity), cleaning and maintenance, ergonomic furniture, reception service and a registered office and tax address for your company.

It also includes meeting room hours every month, depending on the size of the office: 30 hours a month for offices of up to 3 workstations, 40 hours for offices of up to 4, and 60 hours for offices of 7 workstations or more. You can use them to receive clients or for team meetings, and only the hours beyond those included are invoiced.

The centres are open Monday to Friday, from 7am to 10pm. All prices are quoted excluding VAT and grouped on a single monthly invoice, and the contract has no minimum term, with one month’s deposit and 60 days’ notice.

Parking, meeting room hours beyond those included, and printing and catering services for meetings are contracted separately.

How many square metres do I need per person in an office?

The benchmark used when planning a traditional office is 8 to 10 m² per workstation. That is not the space taken up by the desk: the figure also covers circulation, the meeting room, the kitchen, reception and storage. It is why a floor that looks generous on the plan feels tight the moment the sixth computer arrives.

In a flexible office such as Cink Coworking the calculation changes, because the communal areas no longer come out of your own floor area. Working comfortably, 4 to 6 m² per person inside the private office is enough, and the offices can take a higher occupancy if the team prefers to work more closely together.

An example: a team of six needs between 50 and 60 m² in a traditional office, and a 25 to 35 m² office is enough in a flexible workspace with shared meeting rooms.

It is also worth knowing the legal minimum. In Spain it is set by Royal Decree 486/1997 on workplaces: 2 m² of free floor area per worker, 10 m³ of unoccupied space per worker, and a minimum height of 2.5 metres in offices. These are safety thresholds, not a comfort benchmark: nobody plans an office around them.

What do I need to rent a flexible office in Madrid?

Far less than most people expect, and that is a good part of the appeal. To sign for a private office at Cink Coworking you need your company’s tax number (CIF), or your NIF if you are self-employed, your billing details and a deposit equivalent to one month’s fee. Nothing else.

The contract is tied to a single CIF, because the office is for the exclusive use of one company. We do not ask for a bank guarantee, payments in advance or proof of financial standing, and we do not require a minimum trading history either: a company incorporated this month signs on the same terms as one that is twenty years old.

It is a contract with no minimum term, with 60 days’ notice if you decide to leave, and you move in within 24 hours of signing. Payment is taken by direct debit or made by bank transfer between the 1st and the 5th of each month. All prices are quoted excluding VAT.

Can I rent an office in Madrid by the day or by the week?

Can I register my company at the office I rent?

Yes, and it is included in the price of the office.

With your private office at Cink Coworking you can set your company’s registered office and tax address at the address of the centre: the one that will appear on your incorporation deeds, at the Commercial Register, before the tax authorities and Social Security, and on your invoices and stationery. At the centre we receive your post and official notifications from public bodies.

If your company is not yet incorporated, you can use the address to set it up. And if all you need is the address, without physical space, there is a separate registered office and tax address service in Madrid.

Bear in mind that a change of registered office is executed before a notary and recorded at the Commercial Register: we provide you with the documentation you are asked for to complete the process.

When is the deposit refunded?

The deposit is equivalent to one month’s fee and is refunded once the contract for the service comes to an end, provided the space is handed back in the same condition it was in at the start of the rental.

At Cink Coworking we apply a clear deposit policy with no surprises:

  • Timescale: the refund is made within a maximum of 30 days from the end of the service, by bank transfer.
  • Amount: equivalent to a single monthly fee for the service contracted, with no surcharges or additional costs.
  • Refund: processed at the end of the contract, once the condition of the office has been checked.

Can I move to a larger office if I need more space?

Of course. We enjoy watching the companies based in our centres grow.

If your team grows, you let the centre team know and we look for a larger office. Usually there will be one at your own centre; if there is not one of the size you need at that moment, we will propose an alternative at one of our other 11 locations in Madrid.

What are the opening hours and how do I access my office?

Cink Coworking centres are open Monday to Friday, from 7am to 10pm. They are closed at weekends and on public holidays.

Within those hours you come and go as you please, without notice and without limit. You receive a personal code to access the building and the keys to your private office, for the exclusive use of your team: fifteen hours a day in which the space is yours, with nothing to book and no need to go through reception.

Reception is staffed during business hours — Monday to Thursday from 9am to 2pm and from 3pm to 6.30pm, and Fridays from 9am to 2pm and from 3pm to 4.30pm — which is when visitors, parcels and post are received. Outside those hours your code works exactly the same.

Can I bring my own furniture?

Of course. At Cink Coworking you can bring your own furniture at no extra cost. We remove ours so that you can set up the office with your company’s branding and keep the corporate identity your team already knows.

How it works if you decide to bring your own furniture:
